We are a growing, mid-sized company operating in two distinct yet dynamic sectors:
* *Supermarket Division* - 12 high-volume supermarket locations across NJ and PA. * *Property Management Division* - A diversified real estate portfolio including *600+ residential units* and multiple commercial properties.
We are seeking a *hands-on, strategic Facilities & Maintenance Manager* to oversee all aspects of facilities operations, reduce owner involvement in day-to-day maintenance, and drive efficiency and accountability across our sites.
*Position Summary:*
The *Facilities & Maintenance Manager* will take full ownership of facilities operations across both business units. This includes supervising a maintenance team, managing vendor relationships, overseeing repairs and preventative maintenance, and ensuring safe, compliant, and cost-effective operations. The ideal candidate is a strong leader with multisite experience, deep technical knowledge (especially in HVAC/R and supermarket equipment), and the organizational skills to manage a high volume of service issues across varied property types.
*Key Responsibilities:*
*Strategic Oversight & Team Leadership*
* Lead and manage all maintenance staff across supermarket and property management divisions. * Be the primary point of contact for all facility-related issues—resolving or delegating as needed to eliminate ownership involvement in daily calls. * Develop workflows, SOPs, and reporting tools to monitor maintenance requests, performance, and spending.
*Supermarket Maintenance (12 Locations)*
* Manage maintenance and repair of refrigeration, air conditioning, and key supermarket equipment such as: * Meat grinders, band saws, slicers, wrapping machines, ice machines, ovens, etc. * Coordinate with vendors and in-house staff for emergency and routine equipment servicing. * Ensure compliance with food safety, OSHA, and equipment regulations.
*Property Management (600+ Residential Units + Commercial)*
* Oversee maintenance for apartment units, commercial tenants, and common areas. * Plan and execute preventative maintenance programs for plumbing, electrical, HVAC, and building systems. * Coordinate unit turnovers, inspections, and tenant repair requests via internal staff or vendors. * Track and schedule capital improvements, renovations, and vendor contracts.
*Vendor & Budget Management*
* Source and manage third-party contractors and service providers. * Negotiate service agreements, monitor costs, and approve invoices. * Help set and manage annual maintenance budgets.
*Systems, Reporting & Communication*
* Implement or manage work order tracking system (e.g., via software or spreadsheets). * Track and report KPIs: response time, job completion rates, equipment downtime, etc. * Communicate regularly with leadership on ongoing issues, risks, and successes.
*Required Skills & Experience:*
* *5+ years of multisite maintenance or facilities management experience*, ideally including both food retail and residential/commercial property environments. * Strong knowledge of HVAC, refrigeration, electrical, and supermarket-specific equipment. * Experience leading and developing maintenance teams. * Excellent organizational, communication, and leadership skills. * Ability to manage multiple priorities in a fast-paced, service-driven environment. * Valid driver's license and willingness to travel regularly to sites in NJ and PA.
*Preferred Qualifications:*
* Technical certifications in HVAC/R, electrical, or related trades. * Familiarity with maintenance management software (e.g., CMMS). * Bilingual English/Spanish is a strong plus. * Hands-on repair skills are a major bonus—able to jump in when needed.

Pay: $75,000.00 - $115,000.00 per year
