Location: Twin Cities Metro Area (travel to program sites required)
Employment Type: Full-Time, Exempt
Compensation: $65,000 – $75,000 annually
Schedule: Monday–Friday, 8:00 AM–5:00 PM, with flexibility for after-hours needs

Position Overview

The Facilities Maintenance Manager ensures all BrightPath properties—including corporate offices and residential sites—are safe, functional, and compliant with Minnesota Statutes § 245D.24 and other applicable regulations. This role oversees physical plant operations, vendor management, room and tenant turnover, fire safety compliance, and work order resolution.

This position requires regular travel to sites using a personal maintenance vehicle. BrightPath does not provide a company vehicle or tools; mileage reimbursement is provided per company policy.


Key Responsibilities
  • Regulatory Compliance & Safety
    • Ensure compliance with Minnesota Statutes § 245D.24 for all facilities.

    • Conduct regular inspections for fire safety, accessibility, and licensing requirements.

    • Maintain compliance with state and local regulations, including Minnesota Uniform Fire Code.

    • Coordinate with licensing bodies and implement corrective actions as needed.

  • Fire Marshal Compliance
    • Oversee fire safety inspections, equipment maintenance, and required documentation.

    • Ensure quarterly fire drills and maintain emergency escape plans.

    • Train staff on fire safety procedures.

  • Vendor Management
    • Manage contracts and performance for maintenance vendors (e.g., lawn care, snow removal).

    • Negotiate services to ensure quality and cost-effectiveness.

  • Tenant & Room Turnover
    • Oversee preparation and maintenance of rooms between tenants.

    • Maintain turnover checklists and ensure readiness for new occupants.

    • Collaborate with admissions to minimize vacancy periods.

  • Budgeting & Financial Oversight
    • Prepare and manage maintenance and fire safety budgets.

    • Track expenses and ensure efficient resource use.

  • Maintenance Planning & Work Orders
    • Develop seasonal and annual maintenance calendars.

    • Manage work ticketing systems to track and resolve maintenance requests.


Qualifications
  • Proven experience in facilities maintenance (healthcare or residential setting preferred).

  • Knowledge of Minnesota 245D licensing requirements and fire safety regulations.

  • Experience with tenant/room turnover in compliance-heavy environments.

  • Strong organizational, budgeting, and vendor management skills.

  • Proficiency with facility management software and work order systems.

  • Reliable personal vehicle and valid driver’s license (must transport tools and equipment).
