Job Title: Building Engineer Location: Kent, WA Job Type: Full-Time, Non-Exempt Salary: $35–$45 per hour Reports To: Chief Building Engineer
Position Summary The Building Engineer is responsible for the day-to-day maintenance operations of a commercial property portfolio. This includes executing preventive maintenance programs, performing non-licensed repairs, supporting vendor coordination, and ensuring the properties are maintained to high operational and safety standards. The role works closely with the property management and engineering teams to address tenant needs and support long-term facility performance.
Responsibilities Execute scheduled preventive maintenance tasks across assigned properties Conduct inspections, complete checklists, and report any issues requiring follow-up Perform routine building maintenance such as HVAC filter changes, faucet and toilet repairs, drain clearing, and light fixture replacements Interpret manuals, diagrams, and work orders to complete the required tasks Maintain property appearance and building systems to company standards Partner with vendors to ensure quality service and adherence to scopes of work Respond to and resolve tenant service requests in a timely and professional manner Support capital improvement planning and annual maintenance budgeting as needed Operate hand and power tools safely and in accordance with company procedures Maintain a clean and safe work environment and report any hazards immediately Assist other building engineers and perform additional duties as assigned
Qualifications High school diploma or equivalent required Minimum 3 years of experience in commercial building maintenance or related field Experience operating and troubleshooting HVAC, security systems, and other building technologies Proficiency with Microsoft Office, mobile work order platforms, and building maintenance software Valid driver’s license and insured, reliable vehicle capable of transporting tools and equipment Ability to lift up to 50 pounds and perform physical tasks such as standing, climbing, bending, kneeling, and crawling Availability to work overtime and participate in an on-call rotation Strong communication, time management, and problem-solving skills
