JOB SUMMARY
The Estimator is responsible for accurately estimating the cost, time, materials, labor, and equipment required for a construction project from conceptual design to GMP. Additionally, this position is responsible for analyzing project documents, coordinating information flow with subcontractors and suppliers, evaluating quantity and cost information, and assembling deliverables for hard-bid and negotiated work. Maintain relationships with Clients, Architects, Consultants, Subcontractors and Suppliers. Daily activities to promote the company's vision, mission, and core values. The Senior Estimator provides leadership, training, mentoring, and supervisory review of all estimating products, processes, and deliverables, and performs all job requirements of the Estimator.

MINIMUM REQUIREMENTS
Authorized to work in the United States without the need for current or future visa sponsorship.
Bachelors degree in Construction Science, Construction Management, Architecture, Civil Engineering, or equivalent degree required.
At least four (4) years of commercial construction estimating experience is required.
Knowledgeable of the following: commercial site construction, foundation, and structural systems, miscellaneous metals, casework, doors, specialties, interior finishes, exterior building wall systems, mechanical and electrical systems, and the costs of these systems.
Able to manage multiple projects concurrently with the ability to multitask and must work well under pressure to meet competing deadlines.
Knowledgeable and proficient using the following software: Microsoft Office applications (Excel, Project, PowerPoint, Word) and MS Outlook, Sage, and AutoCAD.
Strong computer skills and typing skills, including the ability to use estimating software.
Advanced ability in Microsoft Excel in the creation and manipulation of spreadsheets.
Advanced abilities in bid management, online plan rooms, and database applications.
Must be detail-oriented and have a strong attention to detail.
Must possess strong time management skills.
Must possess strong organizational skills and a CAN-DO attitude.
Resourceful and diligent in seeking solutions to problems and adapting to new situations.
Excellent communication skills both verbally and in writing.
Ability to work independently with minimal structure/supervision while exercising great judgment.
Strong analytical skills.
Advanced project estimator skills include performing calculations and conversing in engineering nomenclature to effectively communicate with Engineers, Product Managers, Architects, subcontractors, and vendors.
Ability to read, understand, and organize construction plans and specifications.
Must be able to attend client meetings as required. Light travel is required as necessary.
PREFERRED QUALIFICATIONS
Strongly prefer 10+ years of preconstruction/estimating and/or operational experience on commercial construction projects.
USGBC LEED accreditation preferred.
A professional Estimator Certification is preferred.
JOB RESPONSIBILITIES:
Prepare bid-chase briefs.
Attend meetings and perform job site visits.
Prepare agendas for, keep minutes for, and conduct kick-off and progress meetings.
Review front-end documents and Owner Agreements to identify risks.
Mastery understanding of the scope(s) of work.
Review construction documents and specifications thoroughly.
Perform constructability reviews and create issues in Autodesk Build to prepare RFIs and reports.
Manage prequalification of subcontractors to ensure that awarded subcontractors have the proper experience and financial capabilities to perform on the project.
Create, maintain, and manage the preconstruction and design schedule for projects.
Able to manage multiple preconstruction projects at once.
Capable of structural and civil estimates at early stages of design.
Perform accurate and complete quantity surveys to generate reports using On-Screen Takeoff software.
Prepare detailed estimates for the complete scope of work.
Schedule, monitor and assist in the production and final preparation of hard bids and CM/DB deliverables.
Maintain and update estimating software databases. Obtain pricing from vendors and material suppliers to maintain historical unit price data.
Make calls to solicit bids and maintain communication to ensure adequate subcontractor and supplier coverage.
Coordinate any special requirements, i.e. MBE/WBE, etc.
Create subcontractor bid lists with input from the Project Executive and/or Project Manager.
Contact plan exchange to notify intent to bid.
Assist in preparing required bid forms, including bid bonds, list of subcontractors, and other required forms.
Assist in the preparation of site logistics and utilization plans.
Excellent understanding of bond and insurance requirements.
Prepare quote requests for Builders Risk.
Prepare material procurement tracking logs to track long lead time materials.
Prepare Preconstruction department reporting.
Prepare risk mitigation plans.
Mastery of preparation of subcontractor bid scope packages.
Prepare estimates for and track alternates and value analysis items.
Distribute bid information to subcontractors.
Prepare a bid leveling matrix for the evaluation of bids.
Perform a comprehensive "bid day" analysis and scoping of trades.
Submit bids and budgets by the bid deadline.
Write thorough, concise, and accurate qualifications and clarifications.
Present and explain estimates to Clients, Designers, and Operations teams.
Administer scoping and buyout process for handoff to Operations teams.
Coordinate with Operations for additional documents required (Constructability review, Project Schedule).
Evaluate Value Analysis Ideas.
Organize estimates and deliverables with a clear understanding of the Owners needs.
Turn over bid documents and sub-scoping information to Project Management promptly.
Review documents with the Project Management team and highlight areas of concern.
Review the job cost with the Project Management team and highlight any subcontractors or material vendors that still need to be evaluated.
Understand and utilize the Company Policy and Procedures Manual and Best Practices. Guidelines including Master Forms Library.
Participate in ongoing training efforts.
Ensure workplace safety. Report issues to the project team immediately.
Perform other functions as requested.
Conduct evaluations for all assigned employees in your region/division.
Ensure client needs are exceeded throughout delivery.
