PRG Real Estate is seeking a dynamic and experienced Regional Director to lead our Raleigh, NC, portfolio of 1,600 multifamily units. This position reports to the Regional Vice President of Raleigh, NC, and Richmond, VA. The ideal candidate is a proactive, high-accountability leader who excels in property operations, talent development, financial oversight, and market responsiveness.
Key Responsibilities:
Operational Leadership
Provide strong, consistent leadership to Property Managers, ensuring clear communication, high accountability, and follow-through.
Conduct regular property visits to each site in the portfolio, and perform formal quarterly property inspections, including documented condition reports and follow-up actions.
Oversee site performance, occupancy, marketing strategy, and resident satisfaction to achieve financial and operational goals.
Personally visit properties experiencing turnover, exposure, or resident dissatisfaction to coach, train, and resolve issues on-site.
Maintain awareness of market conditions and proactively adjust pricing and renewal strategies with Property Managers.
Strategic oversight of the processes, policies, and procedures throughout the region, making suggestions for improvements as needed.
Support site teams in handling emergency response to weather, property damage, and other resident issues.
Team Development
Recruit, train, coach, and retain high-performing site teams
Conduct weekly one-on-ones with each Property Manager and maintain a consistent presence across the region
Provide performance coaching and progressive discipline when necessary, in partnership with HR
Lead team engagement efforts and foster a culture of collaboration, accountability, and growth
Lead responses to engagement surveys, exit interviews, and feedback to proactively address cultural concerns
Capital Projects & Maintenance Oversight
Maintain full ownership of capital projects, renovations, and deferred maintenance.
Oversee the preparation and review of detailed scopes of work, in partnership with the Regional Maintenance Director.
Personally inspect projects at key milestones and before sign-off.
Track capital project progress using a formal tracker with timelines, vendor accountability, and budget adherence.
Collaborate with Maintenance Supervisors, Regional Maintenance Director, and the Director of Construction to resolve issues and ensure high-quality completion.
Vendor Management: Ensure an adequate network of available vendors to perform work throughout the region.
Financial & Compliance Management
Review and analyze financial reports, including monthly variance reports, leasing performance, and capital expenditures, to ensure accurate and timely information.
Prepare and review site budgets and manage operating and capital expenditures.
Ensure lease compliance, mitigate risks, and provide timely responses to legal or city code matters.
Investment Management
Support property teams during investor visits, lender inspections, and other property tours.
Lead operational onboarding of property acquisitions and dispositions, beginning with the due diligence phase.
Develop and execute business plans for each property within the region, ensuring the long-term success of each asset.
Requirements:
Bachelor’s degree required; relevant certifications (e.g., CPM, CAPS) preferred
Minimum 5–7 years of multifamily experience, including 3+ years as a Regional Manager or Director
Experience overseeing portfolios of 1,000+ units
Demonstrated success with employee relations, training programs, and performance management
Strong financial and analytical skills, including interpreting variance reports and capex planning
Exceptional attention to detail, organization, accountability, and critical thinking
Strong written communication skills required, including the ability to write scopes of work, capital project updates, performance narratives, and budget justifications
Comfortable with structured oversight, tracking tools, and written reporting expectations
Demonstrated ability to make independent decisions with sound judgment
Experience with Yardi and proficiency in Microsoft Excel, Word, and Outlook
Familiarity with EliseAI or similar leasing AI platforms is a plus
Excellent verbal and written communication skills
Willingness to travel up to 60% within the region as needed
