Maintenance Technician Job Description The Maintenance Technician is essential to the operation and upkeep of our multi-family housing properties. This role involves providing top-notch service to residents, ensuring all maintenance tasks are completed efficiently and effectively. The ideal candidate will have strong organizational and communication skills, be dependable, self-motivated, and possess basic mechanical skills. A positive attitude and a passion for problem-solving are crucial. The Maintenance Technician reports to the Maintenance Supervisor and Property Manager. Qualifications Ability to follow directions and to see tasks through to their conclusion Strong organizational skills Valid Driver's License with reliable transportation 1-2 years of Maintenance experience Experience with electrical, plumbing, and HVAC systems as well as painting, drywall repairs, and general carpentry; must provide your own basic tools and tool bag Primary Responsibilities Responsible for general apartment unit and common area maintenance, including appliance, HVAC, electrical, and plumbing installation and repairs (including unclogging toilets), replacing light bulbs, preventative maintenance, and other general maintenance tasks as requested. Responsible for promptly responding to maintenance service requests in no more than 24 hours. Responsible for maintaining an organized shop and proper replacement part inventory levels. Prepare vacant apartments for new residents as directed by the Maintenance Supervisor or Property Manager. Schedule and complete the Preventative Maintenance Program. Assist management with specific maintenance projects. Assist in monitoring work performed by outside contractors. Perform ground maintenance tasks as directed by the Maintenance Supervisor or Property Manager, such as picking up trash, sweeping curb and dumpster areas, and maintaining landscaping beds to ensure excellent curb appeal; involves outdoor work in both winter and summer. Comply with all company, federal, state, and local safety guidelines. Responsible for ensuring professional interaction with residents, prospective residents, co-workers, vendors, etc., including wearing the proper uniform provided by the management company. Will perform fair housing training when required. Work on-call, overtime, weekends, holidays, evenings, and emergency work as required. Ensure all work-related activities are conducted fairly, ethically, and consistently. Will perform other tasks requested by the property manager or maintenance supervisor. Physical Requirements Ability to lift up to 50 pounds Ability to climb and work on ladders Ability to work with arms raised overhead Ability to stand/walk for extended periods Ability to climb stairs Ability to bend at the waist and knees to lift boxes, appliances, furniture, shovel snow, etc. Must be able to pass a background check and drug test.
