ASSISTANT MAINTENANCE OPERATIONS MANAGER
Job Summary:
This employee assists the supervisor with the maintenance employees in the classification of maintenance mechanic and laborers performance of their duties of maintaining all buildings, structures, equipment, and appliances in top condition and working order while actively assisting when time permits. This position is an assistant maintenance supervisor. This position requires a skilled working knowledge of all maintenance crafts and trades with a high degree of skill and knowledge in the performance of at least one craft or trade. The position requires administrative knowledge in record keeping, ability to order material and supplies, knowledge of inventory record keeping, timecards, and employee relations. Basic knowledge of understanding budgets and communications with staff. Must exhibit leadership skills.
Specific Job Functions:
Plans for maintenance work and assign work to maintenance staff
Plans and carries out annual inspection of units and complete any follow up; inspects all units on new move in and move out and completes paperwork; organizes maintenance staff to refurbish vacancies; determines damage if any and costs out job according to Authority policy
Responsible for all equipment, vehicles, lawn mowers, edgers, tools, etc.; equipment should be maintained in good working order and repairs made as necessary
Orders supplies, materials and equipment as required for maintenance functions with the approval of Executive Director
Maintains cost for maintenance as directed by budget and Executive Director
Assists Executive Director on maintenance requirements in the preparation of annual budget and budget revisions
Maintains a regular schedule for daily inspections of property for unsafe conditions, reports to the Maintenance Supervisor, and performs follow-up
Assists and leads in all technical services, such as installations of hot water heaters, commodes, adjustments and repairs to ranges and refrigerators, heaters and service to motor vehicles and other repairs as needed
Assists in gas line inspections as required and completes follow-up
Responsible for inventory control and work order control by designated system of the Authority
Responsible for the overall maintenance functions of the Authority to ensure that all dwellings and grounds are maintained in a safe and sanitary condition
Responsible for daily time sheets of maintenance employees and assists the Executive Director in evaluations of maintenance staff
Performs other duties in relation to maintenance as required or requested by the Executive Director or duties that arise because of a natural or manmade disaster
Equipment/Materials Used
Use of computer, copy machine required. Must have a valid Maryland driver's license and ability to drive Authority vehicles.
Working Conditions
Works in all types of conditions and weather. May be working in heated and unheated buildings or outdoors in winter and summer.
Physical Demands
Vigorous, strenuous work with lifting demanded. Administrative work with reading, writing, and math skills. A physical examination and a drug test is required prior to final approval for employment. The Authority will be responsible for payment of physical exam and drug test.
Special Conditions
Employees must submit to random drug testing according to Authority's policy on drug free workplace
